The Gattinetts is a relatively small friendly complex of ground floor office space and light industrial units that are available for rent, ideally suited to a village environment. Covering a land area of approximately and acre and a half, there is ample space for parking and access to the units.

Located close to the heart of the village of East Bergholt, but still within a mile of the A12, the Gattinetts is 3 miles by road from Dedham, 5 miles from Hadleigh, 4 miles from Manningtree, and 10 miles from the centres of both Ipswich and Colchester.

The Gattinetts have been owned by Mr Stone for over fifty years. Originally a poultry farm, Mr Stone carefully converted the sheds to office space and light industrial units on his retirement. With the help of the local council he was able to be one of the first farmers to convert redundant buildings for office and industrial use, preserving their original character and helping to provide valuable work space for the growing trend of people wishing to move away from town centres. The site was named after the family home next door – Gatton House was once a pair of semi-detached houses called The Gattinetts!

The Gattinetts has always been a friendly and relaxed place to work with a low turnover of occupants. The low line wooden buildings nestled in amongst the trees create an atmosphere of rural charm, and although there is always someone coming or going, it rarely feels too busy or congested. A good number of companies have been on site since the Gattinetts was first built in the 1990’s – a testament to its superb location and friendly nature.

The Gattinetts enjoys a very low crime rate compared to industrial areas in town. Each building is of course adequately secured, there is good quality outside lighting after dark and outside working hours, the automatic entry gate will only allow authorised access, either by key fob or intercom for some companies.  24 hour CCTV has been installed on site as well so tenants know they are as secure as can be.

All the office units are heated either with air con or oil fired boilers, the workshop units require tenants to provide their own appropriate heating systems. The office buildings themselves have been insulated to a high standard and heating bills are usually kept to a minimum. Each unit has its own WC facilities and kitchen area although some small offices in Unit 4CD have joint facilities.

Business owners can come and go at any time and will be provided with access fobs to the security gate. There are certain restrictions imposed by the planning consent for hours of operation.

The site is well maintained and someone is employed to make sure the site is kept tidy and to trim the hedges. There is also an ongoing maintenance and improvement program.


Rental terms are fairly flexible especially with the smaller units. We understand that start-up companies in particular do not wish to get tied up with long leases and we are able to offer leases as short as 3 years with a rolling break clause after the first 12 months and a 3 month’s notice period. Longer term leases are also available up to ten years with break clauses for clients wishing to have more stability.


Payment is by quarterly invoice, paid in advance. We are also happy to accept monthly direct debits to help companies organise their cash flows.


Broadband is available on site – the local BT exchange was recently upgraded, and speed has never been an issue.


Adequate parking is available for both employees and visitors in several locations at the Gattinetts, a main car park at the entrance is supplemented by parking closer to the units themselves as well as designated parking and drop off point for the Kindergarten
