So, in this month’s blog we’ve decided to take a closer look at the Colchester area and see why office space is in such demand.
Essex, as a whole, is noted for its entrepreneurial spirit and nearby Chelmsford (just 25 miles down the A12 from Colchester and 30 miles from the Gattinetts) is a prime example. According to figures from Start Up Britain, thousands of new businesses have been set up in the last few years.

There are a number of sources of advice and support for new businesses in and around Colchester. One of the local agencies that specialise in providing a range of support, advice and training for start-ups, SME’s and individuals looking for employment is Colbea (Colchester Business Enterprise Agency), whose goal is to promote enterprise in the local area. As well as the practical help provided, this type of support – perhaps more important of all – sends a powerful message to residents and businesses alike that starting your own business is an achievable goal.
Proximity to London
Of course, Colchester is close to the biggest entrepreneurial hotspot of them all – London!
Colchester is around an hour from London by rail or car, and many people commute from Colchester for jobs in the capital. It’s not surprising, then, to see many businesses based in Colchester but targeting London clients. With so many new businesses in London, it can make particular sense for start-ups offering what those new businesses need – such as software, training, media, advertising, technical consultancy and so on – but at less-than-London prices, to base themselves in Colchester.
Colchester benefits from excellent rail, road, and even air transport links. The A12 connects the town to the capital in the south and to the rest of East Anglia to the north; while the town also lies on the Great Eastern Main Line running from London Liverpool Street to Norwich, via Ipswich. The Gattinetts, of course, is just off the A12, north of Colchester.
Alternatively, Stansted Airport is less than 40 minutes away by car along the A120, providing connections to Scotland and other parts of the UK, as well as to the continent and beyond.
Essex is one of the most populous counties in the UK, with a total population of close to 2 million people. So even without the proximity of London it offers businesses based in Colchester and other large towns, such as Chelmsford, Basildon, Ipswich, Braintree, Southend and Harlow, a large customer base – of consumers and other businesses – on their doorstep. And, partly due to the number of locals earning London wages, these customers are generally affluent and on the lookout for a wide range of products and services.
Despite its proximity to London and excellent location, Colchester is a surprisingly affordable place to set up business, giving start-ups a manageable cost base compared to London prices. As well as making office space more affordable, it also offers reasonable house prices for entrepreneurs wanting to base themselves here, as well as helping to attract talented employees who might otherwise be tempted to head for London. Out-of-town workspace, such as the Gattinetts, provides even better value for money, while still providing easy access to an Essex and London client base.
